By accessing or using OffMarket Radar, available at offmarketradar.10xxl.com (the "Service"), you agree to be bound by these Terms and Conditions. If you do not agree to these terms, you may not access or use the Service.

These Terms constitute a legally binding agreement between you and Wood Bull's Capital Inc. Your continued use of the Service following any updates to these Terms constitutes acceptance of those changes.

2. Company Information and Intellectual Property

The Service is owned and operated by:

The Service, including its design, content, features, and functionality, is the exclusive property of Wood Bull's Capital Inc. and is protected by applicable intellectual property laws.

You may not copy, reproduce, distribute, or create derivative works from any part of the Service without the prior written consent of Wood Bull's Capital Inc.

3. Description of Service

OffMarket Radar is a real estate data intelligence platform that aggregates and analyzes publicly available property records in Hillsborough County, Florida, to help real estate investors identify potentially motivated sellers.

The Service provides:

• Access to a database of property records sourced from public records
• Motivation scoring and lead grading based on publicly available data signals
• Skip-traced owner contact information obtained through third-party data providers
• Tools to filter, sort, and export property data

4. Service Provided "As Is"

THE SERVICE IS PROVIDED ON AN "AS IS" AND "AS AVAILABLE" BASIS WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED. WOOD BULL'S CAPITAL INC. EXPRESSLY DISCLAIMS ALL WARRANTIES, INCLUDING BUT NOT LIMITED TO:

• The accuracy, completeness, or timeliness of any data provided through the Service
• The fitness of the Service for any particular purpose
• The uninterrupted or error-free operation of the Service
• The accuracy of motivation scores, lead grades, or any predictive analysis

Property data is sourced from public records and third-party providers and may contain errors, omissions, or outdated information. Wood Bull's Capital Inc. makes no representations regarding the accuracy or reliability of any data provided through the Service.

5. Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, WOOD BULL'S CAPITAL INC. SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING OUT OF OR RELATED TO YOUR USE OF THE SERVICE.

Without limiting the foregoing, Wood Bull's Capital Inc. expressly disclaims all liability for:

• Any investment or business decisions made based on data provided through the Service
• Any losses incurred as a result of relying on property data, motivation scores, or contact information obtained through the Service
• Any inaccuracies in publicly sourced property records or skip-traced contact data
• Any interruption, suspension, or termination of the Service

6. Acceptable Use and Legal Compliance

You are solely responsible for ensuring that your use of the Service and any data obtained through it complies with all applicable federal, state, and local laws and regulations, including but not limited to:

• The Telephone Consumer Protection Act (TCPA)
• The CAN-SPAM Act
• The Fair Debt Collection Practices Act (FDCPA)
• Do Not Call registry requirements
• All applicable state and local real estate laws and regulations

Wood Bull's Capital Inc. expressly disclaims all liability for any violation of applicable law arising from your use of the Service or the data obtained through it. You agree to indemnify, defend, and hold harmless Wood Bull's Capital Inc. and its officers, directors, employees, and agents from and against any claims, liabilities, damages, losses, and expenses arising from your use of the Service in violation of applicable law or these Terms.

You agree not to use the Service for any unlawful purpose, including but not limited to harassment, fraud, or any activity that violates the rights of third parties.

7. Subscription and Payment

Access to the Service requires a paid subscription. All financial transactions, including subscription billing and credit purchases, are processed by Wood Bull's Capital Inc. through its payment processor, Stripe.

7.1 Subscription Fee

The current subscription fee is $49.00 per month. This fee grants access to the Service and includes 50 contact credits per billing cycle. Subscription fees are billed in advance on a monthly basis.

7.2 Contact Credits

Contact credits are used to unlock owner contact information. Credits are allocated at the start of each billing cycle. Unused credits expire at the end of the billing cycle and do not roll over. Additional credits may be purchased for $15.00 per 50 credits.

7.3 No Refund Policy

ALL SUBSCRIPTION FEES AND CREDIT PURCHASES ARE NON-REFUNDABLE. ONCE A BILLING CYCLE HAS COMMENCED OR CREDITS HAVE BEEN PURCHASED, NO REFUNDS WILL BE ISSUED UNDER ANY CIRCUMSTANCES, INCLUDING BUT NOT LIMITED TO:

• Cancellation of subscription before the end of the billing cycle
• Unused contact credits at the end of a billing cycle
• Dissatisfaction with the Service or data quality
• Technical issues or interruptions in Service availability

You may cancel your subscription at any time. Cancellation will take effect at the end of the current billing cycle, and you will retain access to the Service until that date. No partial refunds will be issued for unused time in a billing cycle.

7.4 Payment Failures

If a payment fails, your access to the Service will be suspended until payment is successfully processed. Wood Bull's Capital Inc. reserves the right to terminate accounts with repeated payment failures.

8. Data and Privacy

All property data provided through the Service is sourced from publicly available records, including county property appraiser databases and tax collector records. Wood Bull's Capital Inc. does not warrant the accuracy, completeness, or timeliness of this data.

Contact information provided through skip-trace services is obtained from third-party data providers. Wood Bull's Capital Inc. makes no representations regarding the accuracy of such contact information and is not liable for any damages arising from the use of inaccurate contact data.

Your use of the Service is also governed by our Privacy Policy, available at offmarketradar.10xxl.com/privacy.

9. Termination

Wood Bull's Capital Inc. reserves the right to suspend or terminate your access to the Service at any time, with or without cause, and with or without notice. Upon termination, your right to use the Service will immediately cease.

Wood Bull's Capital Inc. reserves the right to terminate accounts that violate these Terms, engage in unlawful activity, or use the Service in a manner that could harm other users or third parties.

10. Modifications to Terms

Wood Bull's Capital Inc. reserves the right to modify these Terms at any time. Changes will be effective upon posting to the Service. Your continued use of the Service following the posting of revised Terms constitutes your acceptance of the changes. We encourage you to review these Terms periodically.

11. Governing Law

These Terms shall be governed by and construed in accordance with the laws of the State of Delaware, without regard to its conflict of law provisions. Any disputes arising from these Terms or your use of the Service shall be subject to the exclusive jurisdiction of the courts located in the State of Delaware.
